We are able to look at cases that other large lenders may not be able to assist with and can have the monies allocated within a week. This is the more bespoke part of our financing arrangements and rates will vary depending on case by case. We will look at any project from straight forward bridging to JVs so can assist across the whole spectrum of products.

We are also able to place cases over to our large partners and an idea of their terms are as follows:

Their development product works as follows:

 

  • Up to 60% LTGDV – 1% arrangement fee, 6.5% interest fixed pa, exit fee 1.5% of loan amount.
  • Up to 65% LTGDV – 1% arrangement fee, 8% interest fixed pa, exit fee 1.5% of loan amount
  • Up to 70% LTGDV – 1% arrangement fee, 9% interest fixed pa, exit fee usually 1.25% of loan amount.

There are no non utilisation fees and no early repayment charges. They will look at a whole range of schemes providing that they are suitable and sensible for the area, there is evidence of demand and they will fit the mid-market..

In terms of time frames they are typically turning around development facilities in 4 – 6 weeks but have done it quicker when required. Their professionals will move as fast as the borrower can provide the requested information – once they have their reports they can slot the numbers into a facility letter and issue documentation.

The above is all applicable for loans of £2m+ – otherwise they would look to put the scheme onto their development ‘light’ product. This is basically the same service, slightly less due diligence for the client and usually slightly less costs regarding monitoring surveyor fees / valuation fees. Development light loans are priced at 2% arrangement fee, 8% interest fixed pa, 2% exit fee of loan amount.
